Why we publish the renovation list

The honest problem with buying a flip is that you cannot see the expensive parts. Fresh paint, new floors, and a good-looking kitchen cost a fraction of a roof, a rewire, or a sewer line — and they photograph far better. A buyer walking a finished house genuinely cannot tell the difference between the two kinds of renovation.

So we publish the list. On every home you get what was replaced, roughly when, and what we deliberately left alone. If we refinished the original hardwood instead of replacing it, that is on the page. If the water heater is original and has five years left in it, that is on the page too.

We do this because we also represent investors and manage rentals out of the same office, which means we see what actually breaks after closing. A flip that looks good and fails in year two is a bad outcome for everyone, including us.

Bring an inspector anyway. Anyone who discourages you from getting an independent inspection is telling you something, and that applies to us too.

Buyer questions

Do you list what was actually renovated?

Yes, on every home, including what we did not replace. A flip is worth what its systems are worth, and a renovation that stopped at paint and countertops is a very different property from one where the roof, panel, and sewer line were replaced. We publish the list so you can tell which one you are looking at.

Can I use my own agent?

Yes, and it does not cost you anything to. We are the listing broker on these homes; your agent represents you. If you do not have one, we can still sell you the home, but we will explain clearly who we represent in that transaction before you make an offer — Oklahoma requires that disclosure and it matters.

Will the home pass an FHA or VA appraisal?

That is the appraiser's call, not ours, and we will not promise it. What we can tell you is what we replaced and what condition the major systems are in, which is most of what those appraisals look at. Homes we have taken down to the studs generally do well; we will tell you honestly if we think a particular one is marginal.

Do you offer these on rent-to-own?

Usually not — renovated homes on the open market and rent-to-own homes are separate programs with different economics. Ask, though. If a home has sat and you are a strong fit, it is a conversation worth having.

Can I see it before it hits the market?

Sometimes. We renovate a small number of homes at a time and we know roughly when each will be finished. If you tell us what you are looking for, we will call you when one is close — often before it is listed.

Is there a warranty?

Ask on the specific home. Work we contracted out often carries the contractor's own warranty, and those terms vary. We will show you what exists rather than describe it vaguely.
