Rose Rock starts with your strategy, sources properties that fit it, underwrites each serious candidate with comps, a rent estimate and a repair basis before you offer, then writes and manages the transaction through closing. We are a licensed Oklahoma brokerage paid a disclosed commission on closed transactions — there are no consulting fees, retainers, or membership charges, and management afterwards is optional.
The process
Tell us what you are actually trying to do
Cash flow now, appreciation later, a 1031 clock running, or a first rental you want to get right. Strategy decides which properties are worth looking at, and twenty minutes here saves months of looking at the wrong ones.
We find and underwrite candidates
On-market and, when they exist, off-market. Each serious candidate gets comps, a realistic rent estimate, and a repair basis — with the assumptions written down so you can push back on them.
We write the offer and manage the deal
Offer, inspection, title, lender coordination, and the negotiation when inspection turns something up. This is the part where deals quietly die if nobody is driving.
You close — and decide what happens next
Self-manage, use someone else, or hand it to 1907 Property Management in the same office. Entirely your call, and never a condition of us representing you.
Money
How we get paid, stated plainly
We are a brokerage. We earn a commission when a transaction closes, and the amount is agreed and put in writing before you sign anything — in a buyer agreement on the buy side, or a listing agreement on the sell side.
We do not charge consulting fees, retainers, membership dues, or “mentorship” packages. We do not sell lead lists. We do not assign contracts like a wholesaler. If someone in this business is charging you before anything has closed, it is worth asking what they are actually selling.
The obvious conflict in commission-based work is that we only get paid if you transact. We manage that the only way that actually works: by telling you when a deal does not work, and by being willing to lose the commission. An investor who buys one bad property does not come back; one who trusts our numbers buys for years.

Rose Rock is one of three related businesses at 119 W Main St in Moore. Using the others is always optional.
