Where does Rose Rock Realty work?

Rose Rock Realty works across the Oklahoma City metro from its office in Moore: Oklahoma City, Moore, Norman, Edmond, Yukon, Midwest City, Del City, Mustang, Newcastle, Bethany, Warr Acres, Choctaw, Harrah, and The Village. These are not interchangeable markets — Del City's small postwar homes, Norman's student rentals, Edmond's thin yields, and Newcastle's septic systems each require a different underwriting approach. We work this metro and decline properties well outside it rather than pretend to know a market we do not.

Why the submarket matters more than the metro

National guidance about “the Oklahoma City market” is close to useless at the property level. The metro contains a university town with its own rental regulations, a city built around an Air Force base where the housing allowance caps rents, several enclave cities whose boundaries and school districts do not follow the streets, and a southern edge where septic systems decide which buyers can get a loan.

An investor who underwrites Del City the way they underwrite Edmond will be wrong in both directions. The city pages above describe what is actually different about each one — including the specific thing that most often catches people out there.
