A broker price opinion (BPO) is a licensed broker's written opinion of a property's value, based on comparable sales, the property's actual condition, and current market conditions. Investors use one when they need a defensible value quickly and an appraisal is not required — testing a wholesaler's numbers, setting a list price, deciding between refinancing and selling, or settling an estate or partnership. It is not an appraisal and cannot substitute for one where a lender requires an appraisal.

Limits
What a valuation from us is not
A BPO is not an appraisal. If a lender requires an appraisal, you need a licensed appraiser and our opinion will not substitute for one. It is also not a guarantee of sale price, a tax valuation, or a legal opinion of value for a dispute — those each need a different professional.
What it is: a licensed broker who works this metro every week telling you, in writing and with the comparables attached, what they think the property is worth and why. For most investor decisions that is the right tool.

What is a broker price opinion?
A licensed broker's written opinion of value based on comparable sales, the condition of the property, and current market conditions. It is not an appraisal — an appraisal must be performed by a licensed appraiser and is what a lender will require. A BPO is faster and cheaper, and is normally used for decision-making rather than for lending.
Is a BPO the same as a Zestimate or other automated value?
No. An automated valuation is a statistical model that has never seen the property. It cannot tell that the foundation has been repaired, that the roof is at the end of its life, or that the street changes character halfway down. On investment property, particularly in older stock, that gap is frequently large enough to decide whether a deal works.
Can you estimate what a property will rent for?
Yes, and we treat it as the most important number in the underwriting, because an optimistic rent estimate is the single most common reason a deal that looked fine on paper does not perform. We base it on what comparable units in that submarket are actually leasing for and how long they take to lease.
Will you review a deal I found somewhere else?
Yes. Bring us the numbers from a wholesaler, another agent, or your own analysis and we will tell you what we think, including which assumptions we would not accept. That is often the most useful hour an investor spends.
Do you do commercial or multifamily valuation?
Small residential multifamily, yes. Larger commercial assets are a different discipline and we will refer you to someone who does that work properly rather than stretch.
